We Aren't Realtors... We're Buyers.
We know how complex and challenging selling your vacant property can be. At Madrona Land, we believe that selling your land shouldn’t be complicated. That’s why we help landowners who want to sell their property quickly without the hassle of putting it on the market and worrying about when it’s going to sell.
We offer a straightforward alternative to the traditional real estate process by providing a cash offer below market value, which allows us to buy the property fast and make the sale process simple for you. As a vacant land investment business, we can uniquely offer:
No waiting – Get paid in cash within 30 days from signing the purchase agreement.
No hidden fees – All closing costs and fees paid for by Madrona Land so the offer amount is the amount of cash you receive.
Safe transaction – Close with a reputable closing company or attorney for a safe and fair transaction.
Hassle-free – Eliminate the need for you to list the property and manage a potentially year-long sale process.
Personalized service – We can work with you to tailor a solution for your unique situation.
No Need For Marketing
Here’s what you can avoid by selling directly to an investor:
Listing the property yourself:
-
- Showing the property to potential buyers.
- Spending money to market your property.
- Negotiating price and contract terms.
- Writing your own purchase contracts.
- Finding and vetting a title company or attorney.
Listing the property with a realtor:
-
- Finding and vetting a local realtor.
- Being locked in to a 6-month contract.
- Keeping your realtor accountable.
- Paying realtor commissions.
- Spending money to make the property more attractive for buyers.
Why Are You Interested In Selling Your Land?
There are many reasons you might be interested in selling to a cash investor rather than listing the property for sale on the market. Here’s just a few of the situations we’ve encountered in our business:
Inherited the Land
Maybe you’ve had the property for years or just recently inherited it from a relative, but you lack the interest or means to use the property.
Moved away
You used the property in the past but after you moved you’re not in the area enough to go back very often.
Plans Changed
You had plans to build on the property but something happened or the plans never worked out, and now you’re ready to move on from the property.
Kids Don’t Want It
Now that you’re getting older and not using the property yourself, your kids tell you they aren’t interested in it so you’re looking to sell it instead.

What Can Affect The Price Of Land?
Wondering how we come up with out offers? There’s a number of factors that contribute to a property’s value that we and many buyers consider when purchasing land. Below are a few features we look at when determining a property’s value:
Clear Access
A property should have legal access (meaning it’s touching a public road or has an easement across another property) as well as a way to physically access the property. Without one or either of these, it creates a lot of uncertainty for any potential buyers.
Utilities
Having easy access to utilities or already having utilities installed on the property goes a long way to save costs and reduce uncertainty when planning to build on a property.
Home Owner’s Associations
HOAs can be a good method to protect your investment and keep a neighborhood nice, but they can also limit the options buyers have when trying to use the property the way they envision it. Regular HOA fees are also worth considering when buying a property.
Flood Zone, Wetlands, Topography
The features of the land itself largely affect a property’s value. Building in flood zones often requires expensive flood insurance, building near wetlands can be expensive and require additional permitting, and building on a slope also increases the cost of foundations and limits what can be done on the property.
Market Activity For Similar Properties
The demand for similar properties and what they are listed for plays a large role in determining what a property would sell for in the market

Frequently Asked Questions
Q: Where does Madrona Land buy property?
A: We buy property anywhere in the continental (lower 48) USA!
Q: What if neither of us are near the property?
A: Not to worry! We specialize in buying and selling land remotely, and we do this by leveraging local partners and contractors such as title companies, attorneys, realtors, and photographers.
Q: Are you a scam?
A: Nope, we are a real business and not a scam. We’re based in the USA and you can look us up on the Washington State business registry. We will only ever use real and reputable title companies, closing companies, or attorneys to close all of our deals just like in a traditional real estate transaction. We are aware that there are some bad actors out there, but we aren’t one of them.
Q: How do I safely sign the deed and receive my payment?
A: We work with title companies and attorneys who handle all aspects of the transaction itself as a third party. They will get all of the neccessary documents from the county, including the deed, and send them to you to sign before closing. Then, when they receive the signed documents and the payment from Madrona Land, they will complete the deed transfer with the county and send you the payment!
Q: I received a letter from you in the mail. Where did you get my information?
A: We source our mailing lists from data services that aggregate public record data from counties all across the US. We identified your property as being within our filter criteria, and we sent you a letter using the publicly available mailing address for the owner of that property.
Q: What do you do with the land?
A: Depending on the unique characteristics, we often will do one of the following:
Hold onto it as an investment or for future use.
Subdivide it into smaller parcels for homesteaders.
Build or put a home on it.
Lease to farmers, hunters, or campers.
Q: Are you selling to foreign buyers or corporations?
A: We at Madrona Land do not sell to overseas buyers, billionaires, governments, or hedge funds. We want to keep land local and accessible to the people of the USA, so we only sell to American families, homesteaders, and small business owners.
Q: What factors can delay a closing?
A: There are several factors that can delay a closing. Some of the most common situations we see are:
Title Issues: If the title company finds and liens, claims, or disputes clouding the property’s title, they will have to be resolved before the property can sell.
Incomplete Paperwork: Any issues with disclosures, proof of ownership, or identification from the buyer or seller will delay the transaction until it is resolved.
Title Company Delays: Usually the title company can generate a report in 2-3 weeks, but occasionally there are delays in the process unrelated to the property.
Still on the fence? We'd love to answer any questions you have!
